Gorman General Contractors, LLC was established in 2009. We believe the best way to ensure high quality and timely construction is to build our own projects. This level of accountability leads to greater attention to detail and the ability to support each construction phase. Gorman continually improves its construction practices with each successive development because everything is done in-house.

Gorman General Contractors, LLC has often led the way with communities and state housing authorities in establishing a strong preference to Section 3, minority owned, women owned, and emerging subcontractors. Building superior relationships with strong subcontractors allows us to achieve top quality results and often finish projects ahead of schedule. Gorman’s construction team consists of project managers, on-site field superintendents, and a Director of Construction, all of whom oversee work in progress daily. When challenges arise on the job site, Gorman General Contractors is positioned to quickly resolve issues through close collaboration with its in-house architectural team.

Vista Verde in Breckenridge, Colorado

Vista Verde is an 80-unit new construction apartment community in Breckenridge, Colorado. The Town of Breckenridge awarded a competitive RFP for a developer of the site to Gorman & Company, LLC. This project has a perpetually affordable deed restriction on all units and includes 64 LIHTC units, with income and rents capped between 30% and 60% AMI and 16 non-LIHTC units with incomes capped at 100% AMI and rents set to 60% AMI. The project will be certified by the Zero Energy Ready Home (ZERH) program and will attain a Net Zero Energy designation. Ample on-site amenities will include on-site management, central laundry facilities, year-round bike/pedestrian trail access, picnic area, community room with a kitchen, pet area, tot lot, community garden, electric charging stations, and close proximity to the free County-wide bus.

Wintergreen Village in Keystone, Colorado

The Village at Wintergreen neighborhood, in Keystone (Summit County), Colorado, is a mixed income community of 196 units, offering a spectrum of rental housing options. Gorman partnered with Vail Resorts to craft seasonal housing for their operational needs while also including additional apartment homes targeting both 30-60% AMI and 100% AMI. The site offers connectivity to the resort bus shuttle, mountain hiking trails, and the County wide bus system.

Stella Hotel & Ballroom in Milwaukee, WI

The historic Heritage House in Kenosha, Wisconsin, now called the Stella Hotel & Ballroom, is the site of the former Elks Club, which opened in 1919. After decades of use, the Kenosha Elks Club Lodge No. 750 closed in 1990. Throughout the years, the building changed hands, and many owners neglected the building, allowing it to deteriorate. The city took control of the property and worked with Gorman & Company to bring new life to this historic building.

The plan included an adaptive reuse approach to the existing building, as well as a newly constructed adjacent building. The new boutique hotel features 80 hotel suites, a ballroom and meeting space, restaurant and rooftop bar, exercise facility, and business center. The historic ballroom has been restored to its original condition and is utilized for weddings and special events. The renovation of this historic property preserved an important community landmark, contributed to the revitalization of Kenosha’s downtown, and addressed a need for a hotel and event space in an area that has seen a growth in new businesses and tourism.

Choice Neighborhoods: Soluna I & II in Phoenix, Arizona

In partnership with the Phoenix Housing Department Corporation (PHDC), Gorman & Company created Soluna, a 177 affordable and market-rate unit Choice Neighborhoods Initiative (CNI) project designed to improve the Edison-Eastlake Community (EEC) in Phoenix, Arizona. The intent of Soluna is to reshape and revitalize the EEC and encourage a new sense of community pride. The redevelopment has capitalized on transit-oriented development opportunities, deconcentrating poverty, and ensuring long-term housing affordability.

The project consists of two four-story buildings containing one, two, and three-bedroom units and one two-story building containing four and five-bedroom units. Soluna I and Soluna II represent the first phase of the EEC One-Vision Housing Phasing Master Plan. Both phases of Soluna share design elements as were designed in proximity to, and built on, parallel timeframes. Soluna I is financed using 9% Low Income Housing Tax Credits and Soluna II is financed using 4% Low Income Housing Tax Credits.

Embassy Suites Rockford Hotel & Conference Center in Rockford, IL

Embassy Suites Rockford Hotel & Conference Center

Embassy Suites Rockford Hotel and Conference center is a $87.5 million public-private partnership project that transformed the dilapidated former Amerock factory into a four-star, 160-room Hilton Embassy Suites and Rockford Conference Center. This 13-story historic building renovation development is located in the downtown area of the city of Rockford, Illinois. Demand for the project was influenced by regional demographic and economic characteristics including commuting patterns, neighborhood revitalization, expansion of employers, retail linkage, and the strength of the Rockford Metropolitan area and Illinois economy.

The hotel and conference center complex contains 233,000 square feet of retail space and offers multiple restaurants, lounges, a game room, and indoor pool. The complex also includes a patio lounge on the 12th floor with private meeting rooms and a spectacular city view. Next to the property is an adjacent park that provides space for outdoor events.

Rob Padley

Vice President of Construction

Meet Rob

Rob has over two decades of experience in construction management roles, starting his career as a Field Superintendent and quickly ascending to the role of Project Manager.  His background and field experience are important components when performing critical project functions such as conceptual estimating, scheduling, establishing comprehensive scopes of work, contract negotiation, field quality reviews, and complete budget oversight. 

Tom Jones
Director of Construction Operations

Tom brings 25+ years of experience in design, project management, estimating, space planning, on-site construction, and customer relations to the team.

His experience includes single family homes and developments, multi-family, senior-living, and office tenant improvements. His attention to detail, precise estimations, and thorough facility assessments ensure the success of our projects.

Stacy Kronebusch
Director Of Construction Compliance

Stacy brings 25+ years of experience in project, office, and compliance management, as well as customer relations. Her project experience includes single family homes, multi-family, senior-living, hotels, and waterparks.

Stacy provides training, compliance management, and management of policies and procedures for the construction field and office teams for all our markets.

Bruce Ramos
General Field Superintendent

Bruce has over 45 years of construction experience, nearly half his time has been with Gorman. He began as Director of Construction and has since been the General Field Superintendent and Safety Director.

Bruce is one of the original executive committee members that was formed when Gorman began, and has managed construction and renovation of over 30,000 units.

Jason Pinney
General Field Superintendent

Jason began working in construction when he was 15 years old, working alongside his electrician father after school and on the weekends. After high school, Jason joined the Marine Corps and dedicated eight years to his country serving as a Combat Engineer with one tour in Iraq.

Jason now serves as Gorman’s General Field Superintendent leading our Arizona construction teams with his wide scope of experience in construction, team leadership, and customer relations.

Nate Haas
General Field Superintendent

Nate has 25+ years of experience, spending 2/3rds of his life on construction sites. He holds a construction technology degree from Morrison Institute of Technology and holds IBC, IRC, and IEC certifications. Prior to working at Gorman, he was owner and president of a multi-million dollar construction company based in northern Illinois.

In his free time, Nate enjoys spending time outdoors, raising cattle, and spending time with his wife and kids.
