Historic Revival Project Underway; Shapes Atlanta’s Future

Gorman & Company, in collaboration with Gensler and Invest Atlanta, celebrates the collaborative partnership of a transformative project for Downtown Atlanta. The long-awaited multi-phase redevelopment of 143 Alabama Street marks a crucial step in the city’s efforts to revitalize Atlanta’s urban core. Here’s what to expect.

By blending historic preservation with innovative design, Gorman & Company and its partners will create a vibrant mixed-use destination and address the city’s pressing housing needs.

Initially constructed in 1947, 143 Alabama Street holds significant historical value despite sitting vacant and blighted for the past 50 years.

  • Formerly home to the Atlanta Constitution newspaper and Georgia Power
  • Added to the 2003 List of Endangered Buildings thanks to advocacy from the Atlanta Preservation Center
  • This Art Moderne structure is a key part of Atlanta’s urban history

Multi-Phase Overview

Phase one focuses on restoring the original five-story building and converting it into new residential units.

Phase two brings an additional residential building to life with a promenade.

  • 151 multifamily units in the new building
  • A promenade to seamlessly connect both buildings
  • Public and private elevated terraces to enhance accessibility to green spaces and the urban landscape

Shared Vision for a More Accessible Atlanta

Led in part by our Southeast Market President Joel Reed, this expansive project, expected to be completed in 2028, reflects a shared and unified commitment to preserving Atlanta’s rich history while fostering housing and economic opportunities for the future.

In addition, the adaptive reuse of this historic building will improve downtown accessibility due to its proximity to Atlanta’s busiest MARTA station. Atlantans and visitors can enjoy important parts of the city easily, contributing to a more vibrant, connected, and inclusive urban environment.

Construction Timeline

  • Start of construction: Summer 2025
  • Phase two completion: 2028
